Villa Pinhal Moderno is a luxury Adriatic villa concept designed by Anastasiia Pikhota and Anastasiia Lisovska for a private client in 2024. The project combines modern Mediterranean architecture, natural textures and Active House principles into a private residence shaped around landscape, comfort and outdoor living.
Natural Soul concept
The architectural direction uses bold geometry softened by sand-hued stone, crisp white render, warm wood and panoramic glass. A key design move was to integrate a preserved pine tree into the core of the villa, turning the landscape into a living focal point instead of treating it as background.
Architecture and outdoor living
- Floor-to-ceiling glass supports biophilic views and seamless indoor-outdoor transitions.
- Infinity-edge pool, sunken lounge and Mediterranean landscape planning frame the coastal lifestyle.
- Smart orientation and natural cross-ventilation support Active House comfort goals.
- Interior planning includes a travertine kitchen island, wood cabinetry and refined open-plan living spaces.
Project role
High-fidelity CGI and furniture planning were used to test material choices, light and spatial atmosphere before construction decisions. The result is a villa record that connects concept design, interior direction, sustainability logic and premium coastal living into one coherent portfolio story.
