Apartment Renovation in Croatia — Turnkey for Foreign Owners
Architect-led apartment renovation across Croatia for foreign owners: design, permits/HOA approval, contractor management, weekly video/site reports, FF&E procurement, styling, and move-in ready handover.
- Non-resident owners and investors who need an English-speaking team and remote management.
- Holiday-let and second-home projects that require durable, easy-to-maintain finishes.
- City and coastal apartments, including buildings with heritage rules.
- Lite refresh — paint, floors refinish/replace, fixtures (≈ €250–450/m²).
- Standard — new bathroom/kitchen, MEP updates, finishes (≈ €500–900/m²).
- Full gut / high-end — rewire/re-pipe, custom joinery, full finishes (≈ €900–1,400+ /m²).
Ranges are indicative, ex-VAT/PDV. Final pricing confirmed at tender.
- Remote pre-check — video walk-through, plans, HOA/house rules, initial budget.
- Design & specs — layout options, finishes, kitchen/bath, lighting, FF&E shortlist.
- Tender & schedule — contractor quotes, programme, seasonal constraints.
- Construction — weekly video/site reports, QA/snags, decisions log.
- FF&E & handover — consolidated deliveries, assembly, styling, photo handover.
Typical duration: 6–10 weeks design/tender; 8–20 weeks build (size/scope/access/season).
Cosmetic interiors usually do not need a permit. Structural changes, façade/windows, building services, and heritage zones may require approvals and a structural engineer (statika). We handle HOA coordination, submit drawings/details, and obtain any required consents before works.
- Design — typically 8–12% of construction value (concept → tender).
- Contractor/CM — ≈ 10% project management.
- FF&E procurement — 10–18% of the FF&E budget (buy/ship/install).
- Payments — stage-based invoices in EUR; draws tied to milestones; retention on completion.
- Weekly video updates and curated photo sets with notes and next actions.
- Live decisions log, budget tracker, and shared documents.
- Site camera on request; formal sign-offs via e-signature.
- Peak-season limits on noisy works — plan heavy works for October–May.
- Access planning: lifts/hoists, street permits, waste removal slots.
- Consolidated deliveries to reduce damage and delays.
- EU-available brands and contract-grade finishes for rentals.
- Sample boards and mock-ups where needed; lead-time risk managed early.
- Mix of local stock and imported items; single receiving point and installation crew.
- Zagreb — older fabric/quake retrofits: structural checks for wall changes; reliable year-round schedule.
- Split & Dalmatia — summer restrictions; corrosion-resistant fittings; heritage checks in historic cores.
- Rijeka & Kvarner (Opatija) — hillside/narrow access; plan hoists and lift bookings.
- Istria (Pula/Poreč/Rovinj) — thick stone walls: moisture strategy and lime-based finishes.
- Zadar — Old Town access windows; coordinate courtyards/parking and waste.
- Dubrovnik — UNESCO constraints; longer lead times and logistics premiums.
- Layout plans, finishes schedules, kitchen/bath drawings, lighting plan.
- Permit/HOA package (if required), tender docs, programme (Gantt).
- QA checklists, snag list, as-built set, warranties, photo handover.
- Typical defect-liability period: 12 months (contractor) + manufacturer warranties.
- Optional post-handover maintenance and seasonal checks.
Request a fixed proposal: send the address/map link, apartment size, photos/video, desired scope (Lite/Standard/Full), and any HOA rules. We’ll confirm scope, timeline, and fees.

Frequently Asked Questions
Do I need a permit for apartment renovation in Croatia?
For cosmetic works (painting, floors, bathroom updates) — usually No. However, structural changes (knocking down load-bearing walls), façade work, or renovations in Heritage Zones (Old Towns) require a project and approval. We handle all these checks for you during the Pre-Check phase.
Do I need to be in Croatia during the works?
Absolutely not. 90% of our clients are remote. We act as your local representative. You receive a video report every Friday and approve decisions via WhatsApp or email. We can also handle key handover via your agency or neighbors.
How does the payment schedule work?
We work on a milestone basis to protect both parties. Typically: 30% Deposit to start materials procurement → 30% halfway through works → 30% upon substantial completion → 10% held back until final snagging list is cleared.
What about the “No Noise” rule in summer?
In coastal towns (Split, Dubrovnik, Islands), heavy noisy works are prohibited from June 15 to September 15. We schedule demolition and drilling before/after these dates, using the summer months for silent works (painting, assembly) if permitted, or pausing the project.
