2. VAT Excluded: All prices are expressed net of VAT (PDV). Applicable tax rates depend on the investor’s status (private vs. company).

3. Logistics: Projects in Dubrovnik, Old Town zones (pedestrian access), or on Islands may incur a logistics surcharge of 15–20%.

4. Materials: Turnkey prices include standard allowance limits for finish materials. Premium upgrades are calculated separately.

Yes. We can design around your chosen manufacturer’s constraints, or help you prepare a design package that is easier to tender and compare across producers.

Can you design for off-grid / autonomous operation?

Yes, where it makes sense for the site and budget. We can incorporate autonomy logic (energy/storage strategy) into the concept and coordination approach.

Is this only for small cabins?

No. We design modular homes from compact models to multi-unit hospitality concepts, including repeatable unit strategies for investors.

Can you help with permits?

We can support the permit strategy and coordination approach depending on country, local partners, and scope.
